You can maximize your AgsReward.com rebate by designating Hurst & Associates (our Title and Closing
Affiliate) as your settlement agent/title company on your contract. Part of the reason that we can offer such
a large rebate is that when we bundle services, we can reduce our profit margin on each service, and pass
this savings on to you in the form of a rebate.
Will Using Hurst & Associates Cost me More Money for my Title Policy?
No, Title policy premiums are set by the State of Texas and will be the same whether you use our title
affiliate or those of any other title company or settlement agent.
Am I required to use Hurst & Associates?
No, you are free to use any Title Company or Settlement Agent for your transaction. However, we will
unfortunately not be able to offer you the maximum rebate amount if you elect to use another title company
or settlement agent. We try to maximize your potential rebate offering by bundling services (such as
Realty, Mortgage, and Title services) and funding the rebate with earnings from each service area. The
more AgsReward.com services that you use, the larger the rebate. Please note that your rebate will be reduced
by twenty five (25) percent if our title affiliate offers services in your area and you choose another title
company or settlement agent.
What Happens if the Other Party to My Real Estate Transaction Will Not Agree to use Hurst &
Associates as the Title Company/Settlement Agent?
Answer for Sellers: If you are a Seller this is very unlikely to occur. Sellers generally pay for the title
policy and can drive the selection of a title company because this is an expense that the Seller will be
paying.
Answer for Buyers: We have found that a Seller will accept the Buyer's selection of a title
company/settlement agent a high percentage of the time. When a Seller tries to select another title
company, it is usually because of a personal relationship that the Seller's realtor has with a local company
(the Sellers themselves rarely care about this issue).
If the Seller Agent requests another title company or settlement agent, please have your realtor explain to
them that your benefits from AgsReward.com will be reduced and ask them to reconsider their position. To
help your realtor convince the Seller to reconsider, Hurst & Associates will waive all of their
standard title and closing fees for the Seller (with the exception of the title policy and any
endorsements) as a way to help convince the Seller to change their mind.
This waiver represents a savings of over $300 for the Seller. We have found that most Sellers are
willing to revisit this issue if they understand that your rebate will be reduced and that they receive a
financial incentive from our Affiliate. Your Aggie Real Estate Coordinator is available to assist your Agent
when they explain this issue to the Seller's Agent.
